Overview

Purpose of the Role:

Provide technical leadership for building systems (HVAC, electrical, UPS, elevators, fire/life safety, plumbing) and ensure a safe, reliable environment for all occupants. The role focuses on preventive and corrective maintenance, compliance, and operational continuity while prioritizing safety as the highest standard.

Responsibilities

Key Responsibilities:

  • Lead MEP operations and preventive/corrective maintenance; maintain asset registers and service records.
  • Manage plumbing systems and minor repairs to ensure operational continuity.
  • Supervise multi-skilled technicians and allocate tasks for maintenance and inspections.
  • Coordinate vendors for HVAC, electrical, elevators, fire systems, and plumbing; verify SLAs and compliance.
  • Ensure life-safety systems testing (alarms, sprinklers, extinguishers) and documentation to audit standards.
  • Manage incident triage and escalations for technical faults impacting operations.
  • Maintain BMS/CMMS data quality (work orders, backlog age, asset history) and contribute to energy efficiency initiatives.
  • Provide technical input to capital projects, minor works, and fit-outs; ensure commissioning and handover quality.
  • Coordinate vendor maintenance for low-current systems (Access/CCTV) to ensure documentation and uptime

Decision Rights:

  • Stop or isolate unsafe equipment/areas pending remediation.
  • Approve minor works and parts procurement within delegated authority; recommend larger spend to FM.
  • Authorize vendor mobilization for urgent faults; escalate SLA breaches.
  • Prioritize technician dispatch during incidents.

KPIs:

  • MEP uptime (%), critical alarms resolved within target time.
  • Work orders closed on time (%), backlog age (days).
  • Preventive maintenance completion rate (%).
  • Elevator/HVAC mean time to restore (MTTR).
  • Compliance tests on schedule (%), audit findings closed (days).

Interfaces (Internal/External):

  • Internal: Facilities Manager, Operations Supervisor, Technicians, Workplace Services Lead, Security Leader, Front Desk.
  • External: OEM/service vendors (HVAC, electrical, elevators, fire, plumbing), utility providers, inspectors.
Qualifications

Required Experience:

  • 5+ years in building MEP operations with proven track record.
  • Hands-on with BMS/CMMS; familiarity with life-safety standards and commissioning.
  • Experience supervising technicians and coordinating multi-vendor contracts in high-density workplaces.
  • Education: Bachelor's degree in Mechanical, Electrical, or Civil Engineering (or related field). Equivalent technical certification with proven experience may be considered.

Shift/Availability:

Monday–Friday 09:00–17:00; Saturday 08:00–12:00. Must be available for emergency response outside scheduled hours.
